Digital plan and strategy for property maintenance
Ambition! We will ensure knowledge that creates value:
Plando is a digital maintenance tool, which connects all relevant information about property maintenance and improvements with long-term effects such as energy consumption, emissions (CO2e), and economy.
Plando elevates the traditional maintenance plan to a strategic tool that ensures clear and value-creating development of a property or an entire property portfolio.
We help professional portfolio owners, cooperative and condominium associations, property managers, and building consultants make better decisions regarding the maintenance and improvement of properties.
Users
Housing Associations
For those of you on the board of a housing association or who own a single multi-story property. There are more than 18.000 housing associations in Denmark that can greatly benefit from an always up-to-date and reliable maintenance plan for your shared property. This way, you can avoid unforeseen expenses and quick fixes that can be costly for the association.
With Plando, you are ensured an overview of future renovation work and greater insight into how to improve your property's energy rating and reduce the building's CO2 emissions.
At the same time, Plando becomes the association's memory, gathering relevant information and keeping track of planned, ongoing, and completed renovation projects.
-
The maintenance plan is crucial when the board needs to plan the association's future renovation tasks and prioritize between major and important projects. With a plan for the property's future, you can avoid unforeseen expenses and quick fixes that can be costly.
The maintenance plan is also a useful tool when buying or selling homes, as insight into the property's condition and maintenance plan can be decisive for a purchase decision.
The maintenance plan is also used if the property needs to be appraised by a valuer.
In addition to the condition report and maintenance plan, it is a good idea to have an annual fire inspection. You can benefit from having both the condition and fire safety reviewed and assessed - and Plando can facilitate this!
-
It is recommended that you review a property's condition and update the maintenance plan at least every 3-5 years. However, if you want to maintain a 10-15 year perspective in the plan, you should update it more frequently.
With Plando, it becomes easier to update your plan, and you save both time and money by not having to start from scratch each time.
-
Plando transforms the traditional maintenance plan into a dynamic tool, providing you with strategic oversight and making it easier to collaborate and share information with, for example, your property manager or other stakeholders whom you can grant access to your property in Plando.
The digital platform ensures that your property data and history are securely stored in the cloud, so you avoid losing it in a drawer. Plando helps you keep track of both planned and completed renovation projects, and ensures that the history of your property is preserved—even if there are changes in your board.
-
No, and in a way, yes. Plando retrieves all the information from the energy label from the Energy Agency's databases, using it to provide you with the best foundation for your decisions. In this way, Plando gives you insight into whether the projects you plan and execute might impact your energy rating.
You cannot update your energy rating directly in Plando, but you will receive an indication of the energy rating you could achieve once you have completed your plan.
Landlords
For those of you who owns and/or work with multiple properties and therefore need strategic overview and insight - not just for a single property, but across several properties.
Plando simplifies the process of traditional maintenance planning and provides entirely new insights into the long-term effects of the decisions you make.
Plando helps calculate the energy savings impacts of individual renovation and maintenance projects.
Our tool shows in real-time whether a planned project results in a theoretical reduction in the building's CO2 emissions or a change in the property's energy rating.
-
Plando provides you with an overview of maintenance projects in your property portfolio and better insight into how to improve your properties' energy ratings and reduce your buildings' CO2e emissions.
When working on maintenance projects, you can immediately see the expected effects of the selected projects, allowing you to create an action plan that supports a value-creating development for your buildings.
Additionally, use Plando to help meet documentation requirements for ESG reporting and financing institutions' documentation requirements for issuing green loans.
-
Plando reports dynamically - you can immediately see whether a planned project results in a reduction of the building's theoretical CO2e emissions or if there is a change in the property's energy rating.
-
Plando documents the individual property's energy rating and theoretical CO2e emissions.
At the same time, Plando can calculate the energy-saving consequences of renovation and maintenance projects and highlight the impact they may have on the property's energy rating and theoretical CO2e emissions.
You can use this documentation to create a roadmap showing the cumulative impact of various projects on energy and CO2e over a 15-year period. The roadmap is based on planned projects and theoretical calculations with CO2e and energy as key parameters and can be used, for example, in connection with building certifications such as DGNB, GRESB, etc.
Once a renovation or maintenance project is completed, you can register it as "completed" in Plando. The completed projects can then be used as documentation for the property's CO2e journey and changes in energy rating.
